1^st 30 days - 4% (2% above $100,000) on all Richard Hughes personal sales

After 30 days - 5% (2% above $100,000) until sold

All co-brokered sales: 6% (4% above $100,000)

Cancellation Right

The sellers of the above property and America's 1^st Choice Richard Hughes Realty reserve the right to cancel your listing at any time, for any reason whatsoever!!

Owner's Right to Sell Provision

You reserve the right to sell to your own buyers without paying me a commission.  At your option, I will negotiate the offer to purchase on your behalf and close the entire transaction for a "negotiating" fee of $2,500 regardless of the selling price.

My maximum commission charge to you, when I personally list and sell your home it will not exceed 4% (2% for any amount over $100,000) during the course of the listing period.  (All co-brokered sales are at the rate of 6% on the first $100,000 and 4% thereafter.)
